Casale Carmen is a splendid property set among the hills of Umbria and Tuscany with a magnificent view of the valleys below, the mountains of Cetona and Amiata, the Orvieto hills and Città della Pieve. The stone farmhouse is surrounded by a garden and a well maintained park which has several kinds of trees and flowers and a south facing swimming pool The farmhouse has been elegantly restored with tiled floors, wooden ceilings and large and functional bathrooms; the top quality furniture makes for an elegant and refined house for those seeking functionality and style. Access to the area is very easy thanks to the proximity of the Rome-Milan motorway (A1) and to major train stations.The important cultural centres of Tuscany and Umbria, such as Florence, Siena, Perugia, Orvieto, Cortona and Montepulciano, and Rome are nearby and offer the possibility of a cultural as well as a relaxing holiday. On the property is a cottage with independent access where the owners’ children, a young couple, the husband a sculptor and the wife an architect, occasionally live. This cottage does not invade the clients’ privacy at all as the farmhouse, park and use of the swimming pool are of exclusive use of the clients.
PARK: the property lies on 25 acres which include a large park and a 2 ½ acre garden. This large area permits beautiful walks in the surrounding woods. The property has an independent entrance with electric gate. There is a large green area and olive trees.
SWIMMING POOL: open from the last Saturday of April to the first Saturday of October, the 6 x 12 m . pool (maximum depth 1,75 m ) is totally fenced in to guarantee the safety of children.
INTERIORS: the farmhouse has two floors. On the ground floor the large living room leads to the dining area and to the beautiful outside veranda with fireplace and barbecue. There is also a fully equipped kitchen and a lavatory. Every ground floor room has access to the surrounding garden. On the first floor, reached both by an indoor staircase (18 steps) and an outdoor staircase, are three bedrooms with double bed, one bedroom with twin beds and three bathrooms, two with tub and one with shower. Two of the rooms have an en suite bathroom. Inside of one of the double bedroom there is a double sofa bed.
SERVICES INCLUDED: electricity, water, gas for cooking purposes, weekly linen, initial and final cleaning and 2 hours on Wednesday morning, pool and park maintenance.
SERVICES UPON REQUEST (supplied and payable locally to the owner): extra linen (€10,00 per person), extra cleaning (€12,00/hour), firewood (€ 15,00 per 100 kg), heating (€ 50,00 per day).
FACILITIES: satellite TV, DVD, video recorder, CD stereo and radio, espresso coffee maker, microwave oven, dishwasher, washing machine, barbecue, bowling on the green.
